Are you looking for a flexible work space solution and no long term commitment? Then the PODS at workLAB may be just what your looking for.

The POD consists of 14 business cubicles, a small seating area and private storage facilities. Each cubicle is fitted with a desk and an adjustable chair, under desk pedestal, lockable cabinet, build in pin/white board and each cubicle is separated with privacy partitions. Clients have access to shared printer/scanner/photocopier charged on usage. 

PODS are available from €300.00 per month plus VAT.  There is no formal rental lease or license just a rolling monthly agreement.

POD Rental rates include the following:-
  • Free on-site parking – we ask that the spaces to the front are left for visitors and that clients use the car park at the side of workLAB.
  • Inclusive of moderate usage broadband, electricity, heating, waste disposal and rates.
  • Desk and office chair per employee
  • Secure Fob access for all employees
  • Manned main reception from 8.00am to 4.00pm Monday to Friday
  • Public and Private toilets. Showering facilities currently in gents only.
  • Locked private company mailbox for office clients
  • Daily outgoing postal service from reception
  • Access to the POD meeting space
  • Access to kitchen facility
  • Meeting Rooms available to hire on an hourly basis
  • 10% discount on full day and half day meeting room rates

Construction Begins at Kinetic Labs

Construction has started on Kinetic Labs

On Monday 18th of August 2020, Weltech Engineering came on site at workLAB to kick off the construction program for Kinetic Labs.

This exciting project has a 15 week program, which will see the laboratory spaces open for clients in December 2020.

Kinetic Labs was set-up to provide science-based companies in the South East with the lab facilities to develop their products and processes.  Companies will be able to access 400 m2 of high-quality lab space together with office space, meeting rooms and all the facilities required to grow their company and all in one place.

COVID Temperature Testing Facility @ workLAB

COVID Temperature Testing Facility

From Tuesday 16th June 2020, we have provided a No-Touch Digital Hand Sanitiser and Thermometer as part of our COVID Temperature Testing Facility at reception for client use. This offers the dual benefits of checking the temperature of clients, visitors and workLAB staff as well as dispensing hand sanitiser for disinfection. Clients or visitors with a reading over 37.6 °c will be asked to leave the building and take a retest in 10 minutes. If you have a second high reading, we ask that you leave the building and see medical advice. All visitors and clients to workLAB are requested to use the facility.

New Office Spaces @ workLAB

In February 2020, workLAB continued its expansion by adding 12 new office spaces to its state of the art workspace offerings. 

The new offices range in size from seven one-two person offices, to a number of larger bespoke spaces that were designed after working closely with clients to meet their specific needs.

With over 15 years experience in the Hospitality Industry. Kelly has experience in guest relationships, event management and in delivering personalised customer service. Applications are invited for the post of Incupharm General Manager located at WorkLAB Waterford. This is an exciting opportunity for a dynamic, experienced, self-starter to manage and drive the success of this ambitious new sciences initiative. The successful candidate will have a major opportunity for career development and to shape the future direction of the Centre which is the first of its kind for the South East Region.

Incupharm DAC is a life science enterprise initiative funded through the Enterprise Ireland Regional Enterprise Development Fund. The company will provide business development services and laboratories to support the creation of science-based businesses, including the delivery of business development programmes, workspaces for entrepreneurs, training, mentoring and peer-to-peer collaboration.

We seek a dynamic and motivated individual with the necessary skills and experience to manage the development of Incupharm. This will include the development of physical wet lab facilities, attracting ambitious science start-ups and established SMEs to Incupharm and the promotion of Incupharm. The role involves hands-on support and mentoring of early stage science-based companies as well as operational management and marketing of Incupharm. The person will play a critical role in facilitating interactions between the science-based start-ups, established SMEs and the regional science community. The Incupharm Manager is also a key interface with stakeholders including the Incupharm Board, support agencies, the private sector and the property owner at WorkLAB.

The successful candidate will demonstrate strong leadership traits and an ability to think both strategically and creatively. The ideal candidate will have the necessary scientific and business knowledge to support the development of the laboratories, recruitment of science companies as clients and to facilitate collaboration between entrepreneurs, industry partners, regional 3rd Level Institutes and support agencies. The General Manager will have a proven ability to generate leads, develop research-based proposals and sales presentations and a record of driving new sales opportunities within target market segments. The General Manager will work closely with the Board to develop the growth strategy for Incupharm.

Principal Duties & Responsibilities

  • Provide leadership and direction for the development of Incupharm.
  • The General Manager will develop opportunities by locating, developing, defining, negotiating, and closing business relationships with potential science companies.
  • The General Manager will work directly with the Incupharm start-ups to support the growth and acceleration of their businesses. Develop networks of contacts with science entrepreneurs, SME businesses, professional service providers and support agencies and 3rd Level Institutions, positioning Incupharm as a focal hub for commercial innovation in sciences in the southeast region.
  • Develop partnerships with multi-national companies and SMEs, integrating Incupharm into the sciences eco-system of the southeast region.
  • Develop and execute a 3-year business and operating plan for Incupharm ensuring that good financial practices are implemented, and a high quality of service is delivered to clients.
  • Recruitment, vetting and management of tenants with innovative, high growth potential, science-based businesses.
  • Facilitate collaboration between Incupharm clients and stakeholders in the southeast region.
  • Develop and implement laboratory and incubation policies and procedures in line with best practice nationally and internationally, in compliance with Health and Safety regulations.
  • Enhance the Incupharm ecosystem by deepening the integration with other science innovation and development programmes at regional and national level.
  • Facilities management including IT and associated systems while ensuring compliance with Worklab’s operating procedures.
  • Developing and maintaining professional relations with the Worklab’s management.
  • Provide introductions and networking opportunities for Incupharm client companies.
  • Generating reports for the Board to comply with conditions of the funding bodies.
  • Any other duties as may be assigned by the Board.

PERSON SPECIFICATION

Academic Qualifications

Essential

Degree in a science related discipline.

Desirable

Postgraduate degree in a science or business-related discipline.

Experience

Essential

Minimum of five years’ experience in scientific or laboratory environment.

Experience of team leadership and business exposure from a client perspective.

Experience of project management.

Desirable

Experience in product development and/or intellectual property development.

Experience in setting-up and managing laboratories.

Start-up experience or mentoring of science, start-up/scaling companies.

Personal Attributes, Competencies, Knowledge and Skills

Essential

Ability to operate at strategic and operational levels and develop Incupharm’s strategic vision. Planning of short and medium terms goals and their effective delivery.

Excellent networking, interpersonal and communication skills (ideally with strong existing networks within life sciences community) with the ability to influence stakeholders at all levels.

Demonstrated ability to manage the needs of many stakeholders.

Salary:

The salary attaching to this post is €60,000 – €70,000pa, depending on experience, for a contract duration of 3 years.

 Location:

The Incupharm General Manager position is based at WorkLAB, IDA Business Park, Waterford, Ireland, X91 DC96. The person will be required to travel in connection with the job. A full clean driving license is required.

Incupharm at workLAB

Great start to the week here at workLAB Waterford with the announcement of Incupharm, one of three projects to benefit by a total of over €2.8 million under the Regional Enterprise Development Fund.

Incupharm which will be located in workLAB Waterford will become operational in 2019. The project will receive almost €800,000 to provide bespoke laboratory space at the IDA Industrial Park to support life sciences start-ups.

This fantastic initiative that will address a lack of quality affordable lab facilities as well as provide specialist services to incubate life science start‐ups in the South East and nationally. There are already over 8,000 people employed in the pharma and medical device industry in the region and Waterford and the South East are fast becoming a life science innovation hub, particularly for indigenous start-up companies so this incubation unit will play a critical role in building on the capability and entrepreneurship potential of existing indigenous and multinational life science companies.

Congratulations to Crystal Valley Tech & National Design Innovation Enterprise Hub who were also beneficiaries.

Waterford Chamber’s October Business After Hours

We were delighted that workLAB was the venue for Waterford Chamber’s October Business After Hours event. Speaking at the event, Waterford Chamber President Kathryn Kiely said: “The investment and opening of workLAB is not only great for our business community but also is a very real testament of the confidence in the enterprise, growth potential and entrepreneurial capacity of Waterford and the wider South East.”

Seamus Kilgannon spoke of the project being an outlet for his creativity and introduced new General Manager Alicia Maguire. Alicia led tours of the new facility and commented: “What we have here at workLAB is a unique space that offers the privacy of your own space, coupled with a shared learning experience. Our private offices spaces range from 1 to 2-person offices to a more bespoke environment where we will tailor made a works space to suite your every changing business need. We also have a range of meeting and training room spaces that can catering for events from as little as two people to 100 people.”
